Located on the edge of a medieval circulade village which is steeped in history, the property is in a quiet rural lane within an area of outstanding beauty and nestles amongst grapevines, olive groves and sunflower fields. From the house and garden there are magnificent panoramic views of the countryside and the Pyrenees.

The accommodation includes a large open plan living area (28m²) with kitchen and doors leading to the terrace and the garden. The living area has two sofas, a TV with free to air UK channels and a DVD player.

There is a dining table and a well equipped kitchen with lots of storage and preparation space plus an oven, hob, dishwasher, fridge and microwave.

2 bedrooms (each 10m²) one with a double bed the other one with 2 single beds, plus ample hanging and storage space and a shower room (4m²) with a walk in shower, vanity unit and toilet.

The villa is well insulated and has electric heating making it comfortable all year round.

Attached to the villa is a lockable utility room (9m²) suitable for bicycles, boots, knapsacks and suitcases. There is a washing-machine in the attached utility room.

The property shares a 3150m² plot with the owners’ house of which 350m² is a private garden for the villa including lawns, a wooden terrace, a seating area with stone built barbeque and plenty of parking.

Activities

There are walks and cycle routes locally and the tourist attractions of the Cathar Castles, the Canal du Midi and the famous walled City of Carcassonne are easily reached. There is abundant wildlife including rare birds such as hoopoes, nightingales and bee-eaters.

A range of shops, cafes, restaurants and supermarkets in the surrounding towns and villages are within a ten minute drive. Mobile suppliers of fruits and vegetables, meats, fish and groceries visit the village throughout the week.
